    The purpose of this research is to identify accurately the factors that influence in immovable property appraisal in Kosovo, respectively the challenges and problems faced by appraiser in Kosovo. ... Given the fact, that the area of property valuation is a very neë field in Kosovo, we will try to analyze how this process works in Kosovo, trying to make a comparison with developed countries In essence, the real estate market has recently been characterized by a continuous expansion, both from the investment aspect and from the aspect of the contribution it has made, particularly in the country's economic groëth and development. Functions that are exercised in the real estate market such as valuation, lease, mortgage, construction, geodesy, and others can be considered of a great importance, as they generate countless transactions and high financial values. Despite this fact, although it has been characterized by a great dynamism, the market today still faces by a number of problems that prevents its development. As another objective, is to identify the process of reforming the real estate market and property rights in our country. The lack of a genuine real estate valuation system in the market, requires a detailed analysis of the main issues, ranging from the legal framework that adjusts the assessment process up to to given recommendations on potential improvements in this area. The results of this study shows, that the assessment laë has left many gaps in many aspects, and as a consequence, th e property process assessment in Kosovo has been influenced by many institutional factors, and there is a lack of cooperation, which greatly complicates the concluding a proper assessment. In order to reach a conclusive conclusion, we have used in this study the qualitative method as a research method. Because the nature of the topic that is related to this method, we have used the questionnaires as a research tool and we have interviewed only professional property appraisers in Kosovo, because only in this way we could come up with the most accurate results. Also, we have submitted the research question and have raised two hypotheses that directly related to the nature of the study. On the other side, the questionnaire has been compiled with professional questions related to the hypotheses, enabling experts to respond as satisfactorily. The theme's structuring was done in that way, structuring it into 7 chapters, and elaborating each chapter separately. Based on the testing of two hypotheses, we have reached a final conclusion, so, we conclude that the challenges and problems associated with real estate valuation in Kosovo are quite large, and it is the right time to avoid these challenges.
