Physical, social, and economic elements, such as agricultural occupation, impact the forms of house and settlement patterns such as shape, space enclosure, appearance, and organization. This research ...aims to investigate the impact of agricultural activities on the housing and settlement patterns of the Benue people of central Nigeria. The exploratory sequential research approach was utilized where qualitative and quantitative attributes and consequences were elicited based on the Means-End Chain mode. The study was done in stages between June 2020 and March 2022, with 24 individuals first interviewed and 474 nominal survey questionnaires completed and returned. Preliminary data checks for the subsequent 241 ordinal surveys returned to reveal a significant Bartlett’s Test of Sphericity, a Kaiser-Meyer-Olkin value of 0.872, and a Cronbach’s alpha of 0.934. While the interviews and nominal surveys provide considerable correlations between agricultural activities and the people’s settlement patterns, statistical validations of the ordinal survey yield minute evidence of the associations. The conclusions of this study are consistent with prior studies, which connect agricultural activities to people’s house form and settlement patterns. It is recommended that authorities make transformative efforts to nucleate the fragmented communities to free up more area for mechanized farming, combat insecurity, and reduce competition for territorial resources.
Provision of quality housing is tied to meeting end-user values. In the context of housing development in Iran, a lack of understanding of user values in dwelling space design has contributed to the ...creation of incongruent living environments. This study aims to develop a deeper understanding of user psychological perception on value creators in housing design. An empirical study adopting the means-end chain model utilizing soft laddering techniques was conducted among occupants of mass housing built in Bushehr, Iran. The perception of value creators among southwestern inhabitants of Iran covers a wide range of subjects. It involves the provision of aesthetic environments, utilization of natural attributes and the provision of spacious, effective, well-organized environments that meet occupants' needs for privacy and comfort. Furthermore, accommodating attributes for strengthening the integrity and intimacy of the family was imperative. The provision of healthy environments for pleasure and subsistence include other value creators. Identifying perceptions on value creators among occupants provides valuable insight into the desired quality aspects of housing design. It assists designers to align their thought processes with future would-be users, enhancing the design quality to deliver a congruent living environment for occupants.
Purpose
– The purpose of this paper is to unveil how Johor Bahru resident’s conceptions are affected by various structural housing attributes. The determination of an appropriate combination of ...housing preferences requires a great deal of involvement to balance a complex interplay of factors. This is attributable to this fact that housing preferences involve multiple-criteria decision-making, as each element has its own perceived relative importance. Accordingly, this study examines the resident housing preferences of Johor Bahru located in southern Malaysia with specific emphasis on the priority of structural attributes of housing preferences.
Design/methodology/approach
– Using data collected through the theoretical and conceptual framework of non-structural fuzzy decision support system (NSFDSS) applied to facilitate the priority setting process.
Findings
– Priority lists of preferences for structural housing attributes showing the contribution of each factor within their respective level and not the contribution of that factor toward the overall housing preferences were established.
Practical implications
– By providing primary information about how potential buyers of a new house prioritize the different elements of a house design, the obtained results can make a useful contribution to the knowledge of individuals engaged in the housing development industry.
Originality/value
– While in examining consumers’ housing choice and preferences, most studies use the hedonic price framework studying the issue from several aspects, this is first study dedicated to establish a priority of housing attribute using NSFDSS.
Different aesthetic preferences between designers and laypersons can be a problem in designing a building. User satisfaction is one of the main problems for the architect, which can be caused by ...differences in the cognitive and physical bases of opinions between architects and laypersons. An important factor for architects is to understand how laypersons would judge different physical cues that are aesthetically used in building façades. This study aims to identify the different cognitive properties between architects and laypersons. Previous studies have concentrated on conceptual properties, instead of cognitive properties of buildings. Although few studies have been concentrating on what might be called formal aesthetics, none of them focused on residential apartment façades. This study attempts to identify the differences between architects and laypersons in terms of aesthetic evaluation of building façade using quantitative survey. As a result, it can be concluded that although there are differences between architects and non-architects in aesthetics evaluation, both groups have scored certain similar physical cues. Findings of this research could help architects to form a better understanding of what laypersons would prefer in their ideal design.
Designing houses matching user's values is essential for delivering quality housing. However, designer-user gap and difficulties in identifying Iranian household values have resulted in developing ...inappropriate houses. Therefore, this study has been set to investigate user perceptions of value creators in dwelling space design and to clarify user's perceptual orientation toward housing attributes. Data were gathered from the occupants of mass-produced apartments built in Bushehr, Iran through two sequential complementary stages. Examining 15 occupants using MEC model and soft laddering were followed by distributing 150 hard laddering questionnaire surveys. Based on our findings, value creators encompass psychological and functional aspects. Value creators included provision of beautiful environment. Furthermore, designing efficient building which also provides adequate space was vital. Providing occupant comfort and privacy and at the same time enhancing their intimacy and integrity were also seen as crucial. The desired aspects of housing environment also involved a pleasant environment which improves human vitality. Providing designers with occupants' mental process and perception results in enhancing the appropriateness of dwelling space design.

A study was carried out on selected working and non-working Malay housewives of Bandar Tenggara, Johor, Malaysia, using a combination of close-ended and open-ended questionnaire survey. The results suggest that activities such as cooking and other day-to-day operations have some correlation with their sense of space. The results suggest that patterns of housewives’ home activities affect their housing design preferences.

This study explores the influence of the socioeconomic occupation of the Tiv people in Nigeria on their housing and settlement patterns. The means-end chain qualitative enquiry was applied during interviews with twenty-four participants to determine the inherent socioeconomic values connecting their occupation to settlement pattern. Their settlements were found to be dispersed, with aggregated joint compounds, creating sufficient space for farming. However, the pattern of dispersion of settlements poses security risks. Therefore, transformative efforts are required to aggregate the settlements to make more land available for mechanised agriculture and to enhance people’s safety. More studies are required to reveal the sociocultural values of Nigerian Indigenous housing for sustainable development of their built environments and way of life.
Les créations de logements et de modèles de peuplement, telles que la structure, la clôture de l'espace et l'organisation, sont influencées par des facteurs physiques, sociaux et économiques. Cependant, Rapaport a constaté que les facteurs socioculturels sont les principaux déterminants de la forme des bâtiments. Ce point de vue a été contesté par la conduite d’une étude dans d’autres espaces bâtis. Cet article explore l'influence de l'occupation socio-économique du peuple Tiv au Nigeria sur ses modèles de logement et d'habitation. L'enquête qualitative sur la chaîne des moyens et des fins a été appliquée lors d'entretiens avec vingt-quatre participants afin de déterminer les valeurs socio-économiques inhérentes qui relient leur occupation à leur mode d'habitat. Les habitations ont été construites de manière dispersée, avec des enceintes communes agrégées, créant ainsi suffisamment d'espace pour l'agriculture. Toutefois, la dispersion des habitations pose des problèmes de sécurité. Par conséquent, des efforts de transformation sont nécessaires pour regrouper les logements afin de mettre plus de terres à la disposition de l'agriculture mécanisée et d'améliorer la sécurité des personnes. De plus amples études sont nécessaires pour révéler les valeurs socioculturelles de l'habitat indigène nigérian en vue d'un développement durable de leur environnement bâti et de leur mode de vie.
The study aimed to establish the relationship between values and people’s preferences for sustainable improvement in Nigeria’s indigenous housing context. The relationship was tested in SEM using ...ordinal survey data obtained between February and March 2022 with 241 valid samples. The mainstream values were statistically validated using CFA while the relationships were generated in the SEM. Results established a significant relationship between values and the people’s preferences for transformative improvements. The findings provide a foundation for long-term policy formation, practical transformative experimentation, and an empirical foundation for future methodological research.
